How We Work — and What We Will Not Do

Hoarding is a recognized mental health condition, not a housekeeping failure, and forced clear-outs have a poor track record: homes that are emptied against the owner’s wishes very often refill. We work the other way.

  • Nothing is discarded without agreement. We sort into keep, donate, discard and undecided, and undecided is a legitimate answer.
  • Valuables and documents are looked for deliberately. Cash, jewellery, photographs, deeds, passports and pet records surface in these homes constantly, and we hand them over rather than bag them.
  • We go at a pace the person can manage. For some households that is one room a day, and that is fine.
  • We work alongside whoever is already involved — family, a case manager, a therapist, a conservator or a property manager.
  • No photographs of the home are ever used in our marketing.

What we will not do is shame anyone, or pretend a job is smaller than it is to win it.

Our Process, Step by Step

  1. Walkthrough and written scope. We assess volume, structural condition and what biohazard is present, then give you a written scope and cost before anything starts. Hoarding quotes given over the phone are guesses.
  2. Safety first. We check floors, stairs and exits, because heavily loaded homes have collapsed flooring more often than people expect, and blocked exits are a genuine fire risk.
  3. Sorting. Room by room, with the owner or family where they want to be involved.
  4. Removal and disposal. Bulk material goes to the appropriate county facility. Biohazard material is separated and handled under our TSW registration.
  5. Cleaning and decontamination. Once the volume is out, the property is cleaned and disinfected, and any animal waste contamination is treated properly rather than covered.
  6. Repair assessment. Hoarded homes frequently hide water damage, pest damage and failed plumbing. We tell you what we find.

Compliance and Disposal

Where a hoarded property involves human or animal waste, sharps, or other potentially infectious material, that portion of the work falls under California’s Medical Waste Management Act. Remedy is registered with the California Department of Public Health as a Trauma Scene Waste Management Practitioner, TSW #711, which is what permits a company to commercially remove that material and requires it to be tracked to a permitted facility.

The rest — and it is usually most of the volume — is ordinary bulk waste, which goes to the appropriate facility in the county the property sits in. You get documentation for both, which matters when a code enforcement officer, a landlord or an estate needs proof the work was done properly.

Insurance and Billing

We do not bill your insurance company directly. You pay us and claim back what is covered.

Be aware that standard homeowner policies often do not cover hoarding cleanup on its own, because it is treated as a maintenance issue rather than a sudden loss. Where there is an insurable event underneath it — a burst pipe, a sewage backup, fire damage — that part usually is covered, and we document it separately so the claimable portion is clearly separated from the rest. We would rather tell you that up front than let you find out at claim time.

You get a written scope and cost before work starts, and if the job turns out to be smaller than the walkthrough suggested, the price comes down.
